RENTAL PROPERTY FINANCING. A CLEARER FIRST STEP. Business-purpose investment properties · 855-DSCR-LOAN

Document preparation

Get organized for the next conversation.

A practical starting list—not a demand to upload sensitive documents here.

The property.

Have the property address when known, purchase contract if applicable, property type, unit count and occupancy information available. For a refinance, gather a recent mortgage statement and identify any other liens.

The rental income.

Depending on the scenario, the reviewer may ask for a lease, rent history, appraisal rent schedule, short-term rental statements or other supporting information. Label estimates and projections clearly. Do not substitute one source for another without review.

Taxes, insurance and association dues.

A tax bill, insurance quote or declaration information, and an HOA statement may help support the planning numbers. Flood coverage may also apply. Final requirements and acceptable documentation are determined by the lender.

The borrower and ownership.

Credit and liquidity are part of the review. Entity ownership may require formation, authority, ownership and signing documents. Exact requirements vary by program. Your legal or tax adviser should address ownership-structure advice.

Use the secure application channel.

Do not put Social Security numbers, dates of birth, bank credentials, account numbers or identity documents in this preliminary form. A specialist should identify an approved secure channel and the specific documents needed for the next stage.

Keep the estimate in perspective.

Educational information only. Current lender guidelines, property review, credit, documentation, state availability and underwriting determine eligibility and terms.

Your first step can be a simple one.
