RENTAL PROPERTY FINANCING. A CLEARER FIRST STEP. Business-purpose investment properties · 855-DSCR-LOAN

The essentials

A loan built around the rental story.

See how property income, the proposed payment and your financing request fit together.

First, describe the property.

Identify the state, property type, unit count and intended use. This DSCR channel is for eligible non-owner-occupied investment properties used for business purposes. A home you plan to live in or use personally needs a different financing conversation.

Next, understand the rent.

A current lease, an appraisal rent schedule, market rent, projected rent and short-term rental history are not interchangeable. The lender decides which source and adjustments apply under the selected program. A rough estimate can start a discussion, but it is not verified qualifying income.

Then, compare income and payment.

For an educational estimate, divide eligible monthly rent by estimated monthly PITIA. A result of 1.00 means those two inputs are equal. A result above 1.00 means the entered rent exceeds the entered PITIA. Neither result determines loan eligibility or true investment profit.

Finally, review the full file.

Loan-to-value, credit, reserves, ownership structure, appraisal, insurance, title and property condition are reviewed alongside cash flow. A different payment structure or loan amount can change the ratio; it still needs to fit current lender requirements.

Choose the next step.

Use the educational calculator to see the relationship between the numbers, or request a guided scenario review. RunMyDSCR is the portfolio’s destination for a deeper scenario conversation. Do not treat an educational result as a rate quote, commitment or underwriting decision.

Keep the estimate in perspective.

Educational information only. Current lender guidelines, property review, credit, documentation, state availability and underwriting determine eligibility and terms.
