RENTAL PROPERTY FINANCING. A CLEARER FIRST STEP. Business-purpose investment properties · 855-DSCR-LOAN

Cash-out

Understand your rental equity options.

Separate the loan request, the existing payoff and the proceeds you hope to access.

Equity is not the same as available proceeds.

A property-value estimate minus existing obligations is not a promise of lendable equity. The proposed structure depends on eligible value, current program limits, credit, rent support, ownership history and other review requirements.

Keep three numbers separate.

Enter the estimated property value, the requested new loan amount and the current payoff. Enter your desired cash-out amount separately. The difference between a requested loan and payoff is only gross proceeds before closing costs, prepaid items, escrows and other required payoffs.

Free and clear must be explicit.

A paid-off property can be marked Free & Clear. That records a known zero mortgage payoff; it does not manufacture a balance from missing information or bypass the investor’s transaction requirements.

State the business purpose.

This channel is for eligible non-owner-occupied business-purpose investment financing. Explain the planned investment or business use of proceeds to the reviewer. Personal-use or owner-occupied requests must not be submitted as rental-property DSCR leads.

Review the new payment.

A larger balance can change both the proposed payment and the educational DSCR. Consider the full property budget and reserve needs. This guide does not provide investment, tax or legal advice, or assure that cash out is available.

Keep the estimate in perspective.

Educational information only. Current lender guidelines, property review, credit, documentation, state availability and underwriting determine eligibility and terms.

Your first step can be a simple one.
