Can I start with my first rental property?
Yes, you can use this guided review to describe a first-rental scenario. Investor-experience requirements are program-specific; the website does not make an eligibility decision.
Do I need every number before I start?
No. You can mark rent, expenses and other planning details as unknown. An educational DSCR result needs complete inputs, but missing information can still be identified in a review request.
Is this for a home I will live in?
No. This DSCR channel is for eligible non-owner-occupied investment properties used for business purposes. Primary residences, personal-use second homes and other personal-purpose requests stop this flow.
Does a 1.25 DSCR mean I am approved?
No. It describes the relationship between the entered eligible rent and estimated PITIA. Credit, reserves, property review, documentation, state availability and current lender guidelines still matter.
Can rental income replace personal tax-return income?
In DSCR review, property income may be the primary qualifying focus rather than personal tax-return income. The lender still determines documentation and all program requirements.
Can I refinance or request cash out?
You can describe either scenario in the guided review. Payoff, requested loan, property value and any cash-out target are kept separate. No proceeds or terms are guaranteed.
Can I use an LLC or short-term rental?
These require program-specific review. Choose the appropriate ownership and rental strategy, including Not sure where needed, rather than assuming eligibility.
Will this form pull my credit?
This preliminary form does not connect to a credit-report provider or authorize a hard credit inquiry. A later lender application may involve a separately disclosed credit review.
What happens after I request a review?
On a configured production installation, a successful request is saved securely before any permitted external delivery. The confirmation describes whether the request is queued or pending review. A downloaded preview does not send a lead.
