The process
From a first question to a closing.
Know the milestones. No promised timelines, shortcuts or automatic approvals.
1. Scenario review and preliminary structure.
Share the loan goal, intended use, property, rent source, financing request and borrower overview. A preliminary structure is a discussion of the scenario, not a commitment to lend.
2. Application and supporting documents.
When the next step is appropriate, complete the lender’s application and provide requested documents through its approved secure process. The initial website review is not the full application and does not replace required disclosures.
3. Appraisal, rent, title and insurance review.
The property’s value and rent support may need an appraisal or other required review. Title, insurance and ownership documents are assessed as part of the transaction. New information can change the proposed structure.
4. Underwriting and conditions.
Underwriting evaluates the file against current requirements. Additional conditions or explanations may be requested. A conditional decision is not the same as a final approval or authorization to fund.
5. Final approval and closing.
The transaction proceeds only after required approvals, conditions and closing steps are satisfied. Timing depends on the full file, third parties and program requirements. Do not rely on this guide as a promised closing date.
Educational information only. Current lender guidelines, property review, credit, documentation, state availability and underwriting determine eligibility and terms.
