Ownership

Buying personally or through an LLC?

Understand what needs to be reviewed before choosing how to hold title.

Individual ownership.

An individual may hold title to an investment property. Eligibility and documentation still depend on the selected lending program. Do not assume that individual title makes a personal-use property eligible for business-purpose DSCR financing.

LLC or other entity ownership.

An entity may be considered where the program permits it. Formation, ownership, signing authority, good standing and guaranty requirements can affect review. The presence of an LLC alone does not establish loan eligibility or business purpose.

Not sure yet is a useful answer.

You do not need to guess in the preliminary review. Choose Not sure and discuss the intended ownership with the lending team and your advisers. Do not change vesting based only on a website form or an educational calculation.

Keep advice in the right place.

The lender can explain its documentation and program requirements. Legal liability, tax treatment, estate planning and entity formation need advice from your qualified legal or tax professional. This site does not recommend an ownership structure.

Tell the reviewer about changes.

A refinance involving an ownership transfer, newly formed entity or change in guarantor can raise additional questions. Identify the existing and proposed title arrangements early so the review reflects the actual transaction.

Keep the estimate in perspective.

Educational information only. Current lender guidelines, property review, credit, documentation, state availability and underwriting determine eligibility and terms.
