Rental income

Not all rent estimates are the same.

Understand which number you are entering—and what may still need documentation.

Lease rent.

A current signed lease documents an agreed rental arrangement. The reviewer may request evidence about the lease, occupancy or payments. The lease amount is not automatically the qualifying amount for every program.

Market rent and the appraisal rent schedule.

Market rent estimates describe what similar properties may rent for. A lender-ordered appraisal rent schedule is a different source from an online estimate. The lender decides how documented market rent and lease rent are evaluated.

Projected rent.

For a first purchase or a property in lease-up, you may only have a projection. Mark it as projected. Do not present it as a signed lease or an established history. Missing rent stays unknown in the calculator until you supply a planning input.

Short-term rental income.

Short-term rental review can depend on historical revenue, occupancy, permitted use, expenses, appraisal information and program-specific documentation. Gross booking revenue should not silently replace eligible monthly rent in a qualifying calculation.

What to bring to the conversation.

Describe the rent source, time period and whether the property is occupied, vacant or operated as a short-term rental. Keep supporting documents available for a secure application process; this preliminary website does not collect borrower documents.

Keep the estimate in perspective.

Educational information only. Current lender guidelines, property review, credit, documentation, state availability and underwriting determine eligibility and terms.
