Your first DSCR loan, explained.

Understand the financing before you make the next move. A DSCR loan begins with the rental property’s income—not a promise of approval.

What does DSCR mean?

DSCR stands for debt service coverage ratio. In the educational example used here, it compares eligible monthly rent with the property’s estimated monthly principal, interest, taxes, insurance and association dues. Lender definitions and the treatment of rent and payments can vary.

Property income is the starting point.

Instead of treating your personal tax-return income as the primary qualifying method, a DSCR review focuses on the rental property and the proposed financing. That does not remove the rest of the review. Credit, housing history, property condition, value, rent documentation, liquidity, title, insurance and state availability can still matter.

Your first rental is a starting point, not an automatic “no.”

Tell the reviewer that this is your first rental. Experience requirements are program-specific. A first-rental selection in our guide adds context; it does not issue an approval or a denial. Bring the numbers you have and clearly identify what is still an estimate.

A calculation is not an approval.

A ratio shows one relationship between income and payment. It does not establish whether the property, borrower, occupancy, loan size or proposed structure meets an investor’s current requirements. Final terms require a documented lender review and underwriting.

Start with five pieces of information.

Your goal; the property state and type; the purchase price or estimated value; the loan amount or payoff; and the expected rent. Unsure about an item? Leave it unknown rather than making up a number. The guided review helps organize the next conversation.

Keep the estimate in perspective.

Educational information only. Current lender guidelines, property review, credit, documentation, state availability and underwriting determine eligibility and terms.

Your first step can be a simple one.

Bring the details you know. We’ll help you identify what comes next.
